Terms & Conditions for the Holiday Cottage & Luxury Lodge

All bookings are accepted on the following terms:

1.We require a non-returnable deposit of 25% upon booking, We will then send you confirmation of your booking and a statement. We then require the balance of payment 8 weeks prior to arrival. If a booking is less than 8 weeks from arrival date then payment is required in full. No contract exists until a deposit has been received by us, and our confirmation of the booking has been dispatched.
We reserve the right to refuse any booking before we have issued the written holiday confirmation form.
2.The booking shall be deemed to be for the purpose of the people whose names appear on the booking form. The property may not be occupied by more than the numbers specified without prior consent of the owners.
3.Once a booking is confirmed the client is liable for the full rental amount, even if forced to cancel. We recommend that you take out a suitable insurance policy to cover this possibility. Holiday Cancellation Insurance will cover you in most cases.
4.If for any reason it becomes necessary for us to cancel your holiday booking through unexpected unforeseen circumstances, then we will refund to you monies paid by you minus the deposit which can be moved to a future date.
5.We cannot hold ourselves responsible for valuables or other property of clients left in the property.
6.The client agrees to leave the property in the same condition and state of repair as found at the commencement of the holiday. You are obliged to reimburse the owner against any costs incurred by the owner in remedying such defaults. Any damage or breakage should be reported to the owner, and paid for before departure.
7.You will permit the owner (with or without workmen) at reasonable times and on a reasonable notice to enter and inspect, and if necessary to repair the property, or to enter the property without notice in an emergency to repair the property.
8.You must ensure that nothing happens which may be a nuisance or inconvenience to occupiers of neighbouring properties or adversely affect any insurance of the property.
9.It is clearly stated that NO PETS are allowed inside or outside the property.
10.The particulars set out in the website, brochures and any supplements are believed to be correct, however we reserve the right to update/modify our information at any time.
11.If you feel you have any genuine complaint in respect of your holiday property, then this should be reported to the owners immediately.
12.These terms and conditions shall be deemed to have been accepted by you, at the time when you complete the booking form.
13.Please note: the information regarding local attractions/amenities is intended as a guide only. We cannot accept responsibility for any inaccurate, misleading or incomplete information about the property and its services.
14.Included in the price is electric, fuel and bed linen. (Please note bed linen is provided for the sofa bed on request.)
